Selecting the Right Concrete Floor Coating

Factors to Consider: 

  1. Durability: If your garage experiences heavy traffic or houses heavy equipment, opt for a coating with excellent durability, like epoxy or Poly aspartic.
  2. Color and Finish: Concrete floor coatings offer a range of colors and finishes. Choose one that complements your garage's overall aesthetics and fits your style.
  3. Floor Texture: If slip resistance is a concern, one migh prefer an TEXTURED FLOOR such as the ENDURACHIP floor shown above.  Color and texture size can be varied to provide enhanced slip resistance, without sacrificing color or finish.
  4. Chemical Resistance: If your garage is exposed to chemicals or potential spills, prioritize a coating with high chemical resistance. Of course, the bigger concern here is HOT TIRE resistance, as many coating materials cannot handle the longterm heat exposure.  For thisreason polyspartic top coats are preferred to epoxy materials providing longterm performance advantages over traditional epoxy.
  5. UV Stability: For garages with ample natural light, select a coating that offers UV stability, preventing color fading and yellowing over time.

    We may not think of our garage as having to worry about sunlight exposure, but when one considers that the entire one side of this room opens and closes and allows direct sunlight on only a portion of the floor, it is not surprising that over time one might see a difference in shade due to uv damage.  This can occur in  relatively short time with a non-uv-resistant coating.  Here again polyspartic based coatings have a significant advantage over epoxy coatings.  It is worth the small premium.  Of course if the intent is to refresh the garage appearance before selling an epoxy might meet your needs, but for most of us that are seeking longterm quality appearance, polyspartic top coats will outperform.
  6. Budget: Consider your budget and compare the costs of different coatings to find the best fit for your financial plan.

Be careful here.  We only see that top-coat, or if using a clear top coat, the top coat and the color coat or chip coat directly beneath it.  The longevity of that beautiful appearance, however, will be impacted by how the floor beneath it is prepared and sealed.   

Anyone can through down a coating, collect a check and run to the bank to cash it.  You want a contractor that has been around, and intends to be around, and who understands your longterm satisfaction is as important as your short-term satisfaction.  This contractor will take the time to educate you on what it takes to ensure a quality longterm installation.  This means they will speak to the following points: 

  • What crack or pitting repairs are needed to be done on the base floor before installing. 
  • The fact they will OPEN the floor in order to allow the coating to grab the floor creating a 3-dimensional bonding to the floor versus a 2-dimensional bonding between a smooth unground surface and the coating.  This has a measure beneficial impact on the strength of the contract. 
  • Whether or not a moisture-vapor-barrier is needed.  In high water table areas, areas along the seashore, lakeside or streamside moisture vapor will continuously seek to rise up through the concrete slab and can cause coating delamination unless a barrier coat is applied that can direct the vapor pressure around the edges of a slab.  Failure to do so will eventually result in delamination, bubbling and peeling.  Not always needed, it should be discussed in high water table areas. 
  • Hot tire resistance and UV stability can degrade unworthy top coats over time (months) favoring more expensive polyspartic over epoxy systems. 

If your contractor is just pricing without educating or solliciting your input on these considerations, you may well get a low price, and an inferior installation and material selection. 

This is very much a case of you get-what-you-pay-for.  A quality garage coating installation might cost $8/sqft while a low-cost contractor can avoid the grind, avoid the moisture vapor barrier, select lower cost materials and price in at $5/sqft, but encounter failures in a few months.  The quality installer can generally meet the low cost price, but will outline what elements would be dropped and their consequences.  In some cases, this makes sense, in others you want to make sure your contractor is a reputable longterm applicator.

  1. Epoxy Coating: Ideal for both residential and commercial garages, epoxy offers a glossy finish and exceptional durability. It provides resistance against stains, chemicals, and heavy impact, making it a popular choice for high-traffic areas. However, its short-comings are poor hot tire resistance and poor UV resistance, both of which can begin to impact garage floor appearance in a few months. As such, these floors are fine for interior applications but should be upgraded to polyspartic when working in a garage environment with hot tires, and uv exposure when garages doors are opened. 
  2. Polyaspartic Coating: If time is of the essence, polyaspartic coatings cure rapidly, minimizing downtime during the application process. They also offer outstanding UV resistance and hot-tire resistance, ensuring your garage floor maintains its allure for years to come. A one-day garage installation takes advantage of these materials superior cure time as well, minimizes floor downtime.
  3. Paint Coating: A more budget-friendly option, paint coatings are easy to apply and come in various colors. While not as durable as epoxy or polyaspartic, they still provide a fresh and appealing look to your garage, for a short period of time.  These coatings are generally not installed over a ground floor reducing their bond strength, and are susceptible to delamination, and bubbling if the floor is not protected with a moisture-vapor-barrier. If a chipped delaminated floor does not bother you over time, or this is a short-term fix to sell a building this might meet your needs, but if one will lament the choice when it begins to chip one should consider a higher quality more durable material type.
  4. Stained and Sealed – A simpler approach is to simply stain-and-seal the floor.  The seal helps lock in the color and prevents staining from cleaning, rain runoff, winter snow-and-salt.  The stains can be rich and beautiful, however be aware that the concrete floors spill history will become apparent once the stain is applied.  If oil has been spilt during an oil change, one will see the stain absorption be impacted in this area and altering the design to enhance the spill area viewability.  The good news is one can still coat over the stain if needed.
  5. Polished concrete and Sealer: If you're looking for a simple and cost-effective solution to protect your garage floor from moisture and minor damages, a concrete sealer might be the right choice for you.
